Sometimes investing can feel like quite a ‘dry’ option in terms of how to use your savings. But it doesn’t always mean stocks, shares and property. Often, a more interesting and unique way to invest is to look at investing in a passion or a hobby – something you can take enjoyment from, but that also offers an increase in value. For example, antiques, unique household items, collective items such as crockery, ornaments and so on.

So, what are your options? Let’s tale a look at the more common investments that fall under the ‘antiques’ umbrella:

Jewellery & Gems

Jewellery is a very popular hobby and/or passion-driven investment option. Just with many other item-investment opportunities, purchasing jewellery can be fun, offer a conversation starter and can actually grow as a long-term passion. You can develop a good eye for jewellery and gems that will be a great investment in that, they will increase in value. Whether you’re looking for full jewellery items such as necklaces etc, or you’re going for the more raw materials such as uncut gems, collectable antique pieces or designer pieces from big brands, opportunities to invest are vast. The key is to make the purchase that you know will appreciate in value over time. The beauty of investing in gems and jewels is that you can also take great enjoyment out of wearing and displaying them before you take them to auction at a later date or pass them down to your children/grandchildren.

Furniture & Household Pieces

Again, these options for investment are all about creating investment opportunities that allow you to enjoy what you purchase and take pride in displaying or using the items you find along the way. So, another way to invest is to seek out unique household items or statement pieces that will both appreciate in value and add something personal and beautiful to your home. Some examples include antique clocks and mirrors, armchairs, uniquely-designed cabinets and coffee tables, hand-woven rugs, throws and even lamps can offer gorgeous, practical statement pieces that can be handed down or later taken to auction for a profit.

Popular Collectables & Art

There are loads of collectable items out there on the market, from porcelain dolls to vases, tea sets, brand-led ornaments, cultural ornaments or more unusual pieces such as hand-held fans, walking sticks, trinket boxes and perfume bottles. You just have to know where to look. Antiques fairs, specialist shops or online shops and groups that can offer advice on how to spot a great investment item. It has to be said through, that one of the most popular way to invest is through art pieces. But for art investments, you have to do your research. It is easy to be mistakenly led into buying a painting or sculpture that isn’t exactly what it seems. So, if you’re just starting out as a hobby-investor, it might be best to start simple or to bring in the help of an expert.

If you’re new to investing in this way, household item investment might be the best way to begin. Not only will a homely statement piece mane that you have a conversation starter and a beautiful item to show off and enjoy, but also, the options are much wider than with the more niche items.

There is plenty of advice out there when it comes to getting your marketing strategy up to speed, but we wanted to focus on some common mistakes that people make in order to help you avoid them from the start. Avoiding these common mistakes in your business marketingcould save you time and money – not to mention a few headaches along the way.

Mistake 1: Trying to control everything

You know your business back to front and inside out. So, it’s not surprising that you want to take the reins of your marketing campaign and lead it all the way through from your first written ad or piece of copy to the fruit of the coveted conversion. But if you do not look for support, advice and guidance along the way, you will likely blind yourself to a few essential ingredients and leave your campaign wanting, and yourself – frustrated and unsure what went wrong. Even if you can envision your entire marketing campaign: from strategy to creativity to audience and end results, if you try to load everything in all at once, without the proper support and additional expertise, you will burn out and the success of your business marketing will be at risk.

Mistake 2: Lack of consistency

This one can actually come hand-in-hand with mistake 1, as you will inevitably drop the ball on being consistent if you are juggling too many balls. But consistency is probably more important that you have considered. Essentially, marketing is the lifeblood of your business: a campaign doesn’t start and end in a linear way, rather it has branches and remains fluid. With fluidity, you must be present and consistent with both your message and your availability to engage, inform and help your customers. Consistency is the customer-service side of your marketing. Even the small mistake of not offering customers a satisfactory way to get in touch with questions can be detrimental to the success of your marketing. Customers want to see that you are actively interested in hearing from them and getting their feedback, and that you are offering insightful and helpful information rather than just calls to action to drive sales. So be present: write blogs, post a few photos, appear in a video, update your website – whatever it is – be the consistent and present voice behind the business. The time and dedication it takes to be consistent in this way is often the reason good strategies call for expert help to take care of the technical side: seo, managing and analysing ad data, and so on.

Mistake 3: Underestimating the importance of brand identity

Brand and brand identity are very different things. Successful marketing relies on brand identity, it’s not enough to simply have a great logo and a slick website. Brand identity is the story of your business and the passion that has brought you to this point. It’s personal – and that’s what your customers will relate to. Stats, facts and figures are impressive, but a business that is brave enough to show its personality and charisma is even more so. Your brand identity can come to life in a number of ways, successful copy that optimises your content, bespoke imagery such as team photographs and/or promotional video, and testimonial content – to name a few. Neglecting it could be your marketing downfall.

Mistake 4: Putting all your eggs in one basket

With this mistake, the pitfalls can be a little more subtle. By ‘putting all your eggs in one basket’, we don’t mean investing all of your trust into one marketing company or expert to help you. In fact, this can often be a good thing. Using more than one marketing expert might damage your campaign. What we’re talking about is strategy – spread your processes across more than one platform rather than relying on one, solid and unmoving route. For example, if you are running PPC ads, create more than one – two to three is a good number to trial. Use different copy, different imagery/video, but stay on brand and on message with each. You can start with a small ‘tester’ budget to test the waters and to see which ad is returning the most action. Once you, or your marketing expert, has read the data from each ad, you will have a better idea of which to run with. Then you can use the successful elements of this ad to create and test out another, and so on.

Overall, know that you can still be in control of a great marketing strategy while enlisting the help of those who can take some of the burden and help it take flight. Stay active, use blogs that reflect your brand identity, post on social media and be available for your potential customers.

Standing out from the crowd when it comes to putting your property ion the market can be a tricky business. It is worth giving yourself, and your property, the time and energy it deserves to go out there with the best asking price. Your goal should be do make some adjustments to the property that will be appealing for buyers. The competition is high, so consider the following tips for upgrading your home for the market.

Stick to simple décor

Taste is very subjective. It could be that you have every room as a feature room, with wallpapers and block colours that have made the home your own. But, there’s a reason that the vast majority of homes on the market are wall to wall in magnolia paint. We’re not saying that you have to strip your home of all hints of personality but do try to keep it neutral. You’re appealing to a varied audience, and neutral is probably the most appealing décor style because it leaves room for new buyers to build on their own tastes without putting in too much work (such as stripping room upon room of wallpaper patterns). The easier the move for the buyer, the better – and a simple, clean and neutral décor will mean an easier process for those interested in your property.

Rethink your space – every room counts!

When we say rethink your space, we mean take the time to really consider the space you have and how you could make every room useful, functional and appealing to the market. You can start very simple by clearing clutter and looking at ways you can build in extra storage that doesn’t intrude on the layout of each room. Keep things clean: so, give the carpet a good shampoo, repair that hole in the wall from the painting that used to hang there, and repaint your doors, sills and skirting boards. Look a little further: How are you currently utilising your available space? Do you have a loft or basement that is sitting there waiting to become a perfect office, snug or bedroom? Do you have the space and budget for an extension? These may seem like larger steps to take than a simple clean, but when you weigh up the costs of the job against the value they will add to your home, it could potentially be very worthwhile.

Before you become a seller, become a buyer.

What we mean by this is, before you bring your property to the market, put yourself in the shoes of a buyer, and do some homework. There’s no harm in checking out the competition. Book in some viewings of properties similar to yours that are already on the market and look for ideas that will help your house sell. Look at how other people have managed their space, extended or added extra living space in affordable ways. Make a note of the décor, and even make notes of the things you think could potentially put buyers off the property. You can use all of this information to transform your home into a property that will beat the competition, and really stand out from the crowd when you take it to market.

Investment in property can be a very fruitful venture – if you get it right. With the appeal of long-term profit and perhaps a second home to either sell or move into at retirement age, it can be easy to jump in with both feet. But before you start, here are some basics to consider before making your first enquiry.

Choose Your Location Wisely.

If you’re looking for property in the UK, do a little research into the areas which perform the best when it comes to buying to let. Areas that boast a more metropolitan and cultural base are often the best spots for rental opportunities, as they target the rental demographic. While properties in more urban areas may come with a healthier-looking price tag for the seller, there’s good reason. Location is everything. But there will be some bargains out there if you know where to look. Just be vigilant, and don’t jump on a deal that seems to good to be true.

Alternatively, you could look abroad. Like we say, location is everything – so what is restricting you to only look for opportunities to invest in the UK? Europe is on the doorstep and offers some excellent locations to choose from, not to mention a more appealing climate. For example, Spanish property investment trends are continuing to rise due to the affordability of beautifully located villas and apartments.

No matter where you decide, home or abroad, you will be looking to tick the same boxes: value for money, the appeal of the location and, affordability. So, explore your options.

What am I looking for in an investment like this?

In short – longevity. You are making an investment that is designed to give you a long-term profit, so you need to thinklong-term.  Choosing a fixer-upper, for example, might take a lot of extra effort, cash, and work, but you will be creating a near-new space with all the mod-cons that will appeal to the rental market. So, if you have the budget for it, it’s worth exploring. If not, ensure that the property you choose is built to last and that the facilities are of a high standard. Flat or villa, it doesn’t matter, a survey and an inspection of the property is a must. This is your future, and you are about to invest your hard-earned income in the hope that it works to your advantage. Speaking of your future, another consideration in terms of longevity – your plan for the property when you are ready to retire from your landlord duties. In the UK, it’s likely that you will probably put the property back on the market and reap a nice reward from the sale. However, if you’re looking abroad, you could opt for a location that offers a lovely place to retire.

So, Where Do I Go From Here?

Based on the tips above, it’s time to start doing your homework. Research the best location options and property types and then look around for the most appealing options. Ask LOTS of questions along the way. You want to make sure the property you choose is in a great location, is worth the asking price, is up-to-date with all the essential facilities, and is going to appeal to the rental or holiday-rental markets.

The recent economic decline has affected many people in several different ways. Whilst some individuals are struggling and getting into debt to retain a career or develop new sources of income, other individuals are stuck with homes whose price has significantly decreased. This has limited the opportunities of several UK property investment individuals, as they hesitate to make investments in a market that has experienced such a considerable decline, along with such a slow recovery.

The reality is, there are over 3.8 million individuals who are presently experiencing negative equity in their house. This negative equity is seen by an individual who owns UK property investment that now has an inferior value than the amount of money an individual owns on their mortgage. This has left an astounding number of people trying to find out the most ideal possibilities obtainable for them, whether that may be hanging onto the property while values slowly increase, abandoning the property so that you can evade high mortgage payments, or else sell the property in order to gain as many earnings or yield as possible.

In case you were to consult any estate brokers the UK, you will often be specified a promotional spiel which encourages people to buy homes now, whilst they are extremely low in denomination. Through the utilization of bank loans or else government investments, people are inspired to pursue the most attractive real estate property opportunities ever accessible exclusively for an investor to procure advantage of. The truth is these probabilities indicate a lie when you are recognizing the perfect prospective real estate chance you could make investments in, considering the current market position.

For an investor pursuing a unique opportunity in the market, it is important not to fall victim to the false promotions being advertised through estate agents and other resources. The authenticity is, an investor has a one of a kind opportunity to invest in new properties at little to no expenditure on their behalf. This unbelievable opportunity represents a tremendous possibility to purchase new properties for as little as a few thousand pounds. This is only possible because of the 3.8 million individuals who are experiencing negative equity in the houses or investment properties.

These people keep trying to free themselves from the demands of properties which characterize negative equity and can be recognized as motivated sellers, providing unique opportunities for fast home buyers and investors. Instead of these individuals simply abandoning their houses and falling victim to consequences such as foreclosures, an investor could contact these individuals and simply identify their debt, allowing an individual to move away scott free and providing you with a brand-new home at no cost.

Many emerging entrepreneurs who are looking to make an impact on the furniture world have turned to crafting uniquely upcycled furniture pieces. The business of upcycling old furniture offers massive rewards quickly. All over the world, enthusiastic entrepreneurs are turning old tables, unloved chairs, and broken cabinets into one-of-a-kind artworks destined for new homes.

Here’s how you can turn a recycling passion into a profitable business:

Get Trained

If you turned a couple of household pieces into upcycled masterpieces then you might think you have quite a knack for it. Regardless of how much “at home” experience you have, you might want to consider taking a few courses to hone your skills. You will need to make sure that any items you want to sell whether immediately or in the future are sturdy. You also want to make sure that the finishes you have done to the pieces are of the highest quality. In order to do this, you need to learn… and learn your craft well. In the business of upcycled furniture, your income will be dependent on your reputation. Just one faulty furniture piece could be the downfall of an otherwise prosperous business,

Costs of starting up

The first and most important asset to your running business will be a small van or large car. If you do not already have this then it will be your biggest cost for starting your business. You do not need a new van, a decent second-hand one will do just fine. Once the business is booming you can look at upgrading to a newer van or car. Alternatively, you can also make use of local delivery services in your area. This would save you on the cost of buying your own van.

Other initial costs you’ll be able to keep to a minimum. You do not need to hire a professional to run your social media, you just need to be social media smart to get started. For a starter website, make use of platforms which offer you a website for free. Next, you need to take into consideration the cost of furniture for your business to get started. If you already have a few pieces to work with, great! Otherwise, you need to set some money aside to get stock, so you might need a business loan. Lastly, you need to think about the materials you’ll use. Always start small and work your way up. “The beginning will always be tough but if you stick with your plans you are sure to make your business a success in no time,” says George Marple of Kalusto Furniture.

Finding the Right Pieces

Finding the right furniture pieces for your own home is easy. You know what you want to do with it and you know where you want to use it. But, finding pieces which would be great for resale to others can be a little more challenging. If you find that focusing on just one furniture type is not bringing in the customer volumes you need to consider broadening the scope of your products. Be sure to do this without compromising your quality and unique style.

  • Pro Tip – If you want to make sure that you cut down on delivery costs, you should try to source your product locally. Check social media posts for cheap second-hand items close-by or scour through online classified for the best deals.

Market your work

If you want people to see your products and your handy-work you need to get onto social media. Make full use of the platforms available to you by posting and sharing your work on sites which showcase your work. Create a Facebook Page, share stories on Instagram and create boards on Pintrest. By showing off your work you will quickly get interest online. Word will spread and soon you’ll have a following of people who like and engage with your company. If done correctly, social media can be used to boost sales.

If you crave a more personal touch you need to be booking yourself in at local craft fairs and exhibitions. Get people excited about your products and share your business cards whenever possible. Another asset to your business would be a website which regularly shows customers your newest offerings.

A popular restaurant is one of the most lucrative businesses as once the customer base is strong enough, profits begin to stream in for almost eternity. Some restaurants have existed for hundreds of years, and they continue to thrive because they made their name in their market and had continually served diligently.

However, as a start-up, it is not an easy task to market your restaurant whether new or old because it takes a lot of guts and can be costly. But there are ways which you can adapt and promote your restaurant successfully, effectively, and a low cost.

First, before you set out to advertise your restaurant you must decide some of the things that are special about your restaurant and those that make it unique compared to other outlets. These unique features are the ones that define a restaurant and make it stand out. Some of these may include the restaurant menu, how you serve the food, or the ingredients.

Here are Internet marketing tips you can use to market your restaurant to the world. Marketing is quite expensive, but this article is focused on methods that are cheap and affordable for most restaurant owners.

  1. Through social media sites

With the current trends of inbound marketing focusing mostly on Facebook, Twitter, Instagram, and Snapchat, you cannot help but realize this is where marketing is headed. These social media sites offer an opportunity to share small videos, photo, and audios about your products that make them interested in them. The good thing about the sites is that they are free unless you are interested in boosting your ads which attracts a small fee. There is a massive reach on information in these sites because of the traffic which comprises mostly the youth.

  1. Blogging

Blogging is probably the easiest way to advertise because you have only to write a spiel but well though the article about your products and then post it wither in your official website, pay bloggers to feature it on their blogs. The keenest thing to consider is SEO because they determine the probability of your blog appearing on top of the searches.

  1. Google Places

Google places literary places your business on the map. When you set up your business on Google places, it becomes easier for travellers to locate your restaurant on Google maps, and this only happens on a meagre budget.

  1. Partner with another Business

Business cohesion is one of the few ways to expand your customer base because you can tap to their client base while they can also tap into yours. The best thing to do is to partner with a business that does not rival what you are selling.

  1. Promote a charity event

The saying “He who gives receives more” is testament with this method. When you hold a charity event in your restaurant, people feel that your restaurant is concerned with giving back to society and will not have a problem spending their money there. Furthermore, it is a way to expose your hotel to the neighbourhood and the guests.

Marketing is essential for any business, and the unique benefit it gives to a restaurant is the ability to showcase its menu and build its name for the sake of traffic. If you ever noticed, once a restaurant has made its customer base it no longer needs advertising because most of the customers remain loyal for ages. Therefore, marketing is vital for these outlets especially if the marketing is cheap and affordable. You can use the methods mentioned above to create popularity for your restaurant and begin to savour the benefits of handsome profits.

Whatever your insured property is, whether it is a business or a household, if you have suffered any loss or damage you will find that a loss assessor will become your best friend. Loss assessors are there to help you liaise with your insurance company, with the hope of getting everything sorted out as quickly as possible.

As a client, you will want them to come and inspect the damage, assess it accurately, and do all the coordination required between the contractors who will be hired to make the repairs, and the insurance company who are going to pay for them.

Loss assessors who work on commercial properties operate differently than those working on private homes. The loss adjuster whose task is to sort out damages to private homes will ensure that the owner will get all their entitlement as quickly as they can, and not cause any more trauma in their life. This will involve liaising with the insurance company and offering guidance through all the paperwork that is involved.

Loss adjusters working in a business environment will probably spend more time with the insurance company than with the business owner, but this does not mean that they are not working hard on their behalf. Generally, their task at the business premises is a lot easier than it is on private premises because there is a greater likelihood that there is an inventory to work from. Their priority is to make sure that the business is up and running as quickly as possible so therefore will instigate temporary repairs. They will then try to make sure that more permanent repairs are made and funded as quickly as possible.

Hiring a competent loss assessor is worth the money when you realise that they work hard to make sure you get everything you are entitled to. And in the case of a commercial enterprise, get them operating again and earning money for the company.

To be able to help a loss assessor expedite your claim quickly and accurately it is a good idea to do the following before any incidents occur. Make sure that your policy is up to date and covers all your property and potential problems. Also, document and photograph all equipment and documents that are necessary to keep your home or business running smoothly. It is also essential you keep an up-to-date inventory, with costings, invoices and receipts.

Nowadays people are finding it hard to invest in the real estate market without money down. It seems everything is a problem when it comes to the economy and buying a property. And we all know that there are problems due to recession and Brexit, and many people believe that there is no chance for starting a new business nowadays. However, this statement could not be more erroneous, with so many repossessions and home auctions taking place daily across the UK.

Most successful real estate investors operate because they are scare mongered into believing there are no opportunities. not least because it makes perfect financial sense as it limits their own financial exposure in the deal. And this is exactly, in principle at least, the way you will have to learn to operate in order to make your own real estate investments pay off, instead of looking for a quick sale.

Any other way requires a huge risk in terms of injecting massive amounts of your own equity into a deal before you can even close it which then means that you have multiple exposures and need to close all deals just to begin to recoup your money. No sane real estate investor operates that way and you shouldn’t either.

There is a whole process where you need to learn how to find investors and what will convince them, but basically, the scenario goes a little like this: You have found a property you need to invest in, and you need a hefty sum of money to buy it. Your first task is to find those who are willing to put up money in order to get a foot in the door of real state investing with a short-term gain.

You will then have to find out the exact value of the property and work out the financing strategy. Will you, for example, want to hold onto this for the long term? If yes, then you will need to know how you will repay back the money you borrowed and over how long. Are you going to flip the property, make a profit and repay the investor? Again, you will need to work out just how much money you will have left after you have sold and where that will lead you.

The principal is the same whichever approach you take. Whether long-term or short-term you will need to work out the way the money will come in and how long you can hold onto it before you must pay it back. Within that area lies your profit both in terms of how much will end up in your pocket and the kind of cash flow you will have.

Investing in real estate using other people’s money is hardly rocket science, but you do have to know what you are doing. In the process, you will have the opportunity to compose a tonne of money and get the financial freedom you deserve.
